The Redlands sits west of downtown Grand Junction, on the benches between the Colorado River and the Monument. It's one of the areas we're on most — and the roofs here are genuinely different from the rest of the valley, because the houses are and the exposure is.
Two kinds of house, mostly. Older ranch homes on bigger lots down toward the river, many on their second or third roof by now, with mature cottonwoods dropping debris into the gutters all season. And up on the benches, larger newer builds with far more complicated rooflines — multiple hips and valleys, dormers, and a lot of penetrations. On those, the flashing and the transitions decide how long the roof lasts, not the shingle.
Then there's the wind. Sitting against the Monument means gusts funneling down off the rock and across the benches, and that's rough on ridge caps, on tabs along the rakes, and on anything that was never sealed properly to begin with. It's the single most common thing we find up here.
The Redlands sits on high-desert benches above the river, and being tucked against the Monument adds an exposure most of the valley doesn't have.
Day after day of intense, high-elevation UV bakes the oils out of asphalt shingles, and as they dry they turn brittle, curl at the edges, and start shedding the granules that protect them. You usually see it first as bald patches on the roof and a gutter full of grit.
A summer roof deck can be hot in the afternoon and cool by morning, and that daily expand-and-contract works nails loose, opens up seams, and breaks down the sealant around vents, flashing, and skylights — the exact spots where leaks start.
When monsoon storms push hail and hard wind through the valley, wind lifts and tears shingles while hail bruises them and knocks loose more granules. A lot of that damage is hard to spot from the ground — which is exactly why a free inspection after a storm is worth it.

The Redlands specifically — it's one of the areas we're on most. We're based in Fruita, which puts us about fifteen minutes out along Highway 340, so getting up here for an inspection isn't a special trip.
Because it is. Gusts come down off the Monument and across the open benches without much in the way to slow them down. It shows up as lifted ridge caps and creased tabs along the rakes — the windward edges — long before the middle of the roof shows anything.
It changes where it fails. A simple gable roof mostly fails from age; a cut-up roof fails at its details — valleys, hips, dormer sidewalls, and every penetration. On those roofs the flashing work is most of the job, and it's the part worth asking any bidder about specifically.
It becomes one. Debris holds water against the eave, and water that can't leave backs up under the bottom courses. On the older places closer to the river we see it as rotted decking at the eave more often than anywhere else in the valley.
Gutters and gutter cleaningSome of the newer Redlands subdivisions do have covenants covering roof color and sometimes material. Check before you fall in love with a color — we'll happily work from an approved list, and it's a much easier conversation before the order than after.
It can be, and more Redlands homes carry it than the valley average. The honest version: metal and tile cost a real multiple of shingle up front and make sense if you're staying a long time or buying your last roof. If you're moving inside a decade, a quality architectural shingle usually pencils better.
