The Redlands sits west of downtown Grand Junction, on the benches between the Colorado River and the Monument. It's one of the areas we're on most — and the roofs here are genuinely different from the rest of the valley, because the houses are and the exposure is.

What makes a Redlands roof its own job

Two kinds of house, mostly. Older ranch homes on bigger lots down toward the river, many on their second or third roof by now, with mature cottonwoods dropping debris into the gutters all season. And up on the benches, larger newer builds with far more complicated rooflines — multiple hips and valleys, dormers, and a lot of penetrations. On those, the flashing and the transitions decide how long the roof lasts, not the shingle.

Then there's the wind. Sitting against the Monument means gusts funneling down off the rock and across the benches, and that's rough on ridge caps, on tabs along the rakes, and on anything that was never sealed properly to begin with. It's the single most common thing we find up here.

What the Western Slope climate does to a roof

The Redlands sits on high-desert benches above the river, and being tucked against the Monument adds an exposure most of the valley doesn't have.
